PRACTICAL CONSTRUCTION GUIDANCE

Plan rough, interim and final construction cleaning

Not every cleaning visit serves the same purpose. During construction, work areas need clearing; between trades, the next activity matters; at completion, the focus is the agreed cleanliness of finished surfaces. A service name alone is not enough: each area needs a clear condition, scope and release.

Section 01

1. Rough cleaning: clear the agreed areas

Rough cleaning collects agreed loose residues and coarse dirt from released work areas. Identify the rooms, routes and collection points involved. Materials still needed for construction must be distinguishable from waste; the cleaning team should not decide independently what can be discarded.

A cleared area is not automatically finely cleaned or approved for occupancy. Also agree who provides containers and who arranges transport and disposal. Unknown substances or hazards should be reported to site management, not handled as ordinary construction dirt.

Section 02

2. Interim cleaning: prepare the change between trades

Tie interim cleaning to specific work stages, such as completion of agreed dusty activities. Site management and the next trade should define which surfaces need to be accessible and prepared. Cleaning itself is not technical approval for the next contractor to begin work.

Ongoing works may need several visits. Replace a vague instruction to “clean regularly” with agreed milestones, areas and update arrangements. If the schedule changes, tell the cleaning team in time; a fixed calendar does not replace coordination with actual site progress.

Section 03

3. Fine and final cleaning: focus on finished surfaces

Before handover, cleaning focuses on the agreed finished floors and surfaces. Specify glazing, frames, sanitary areas and fittings individually. Materials, coatings and manufacturer guidance help determine which areas or residues need assessment and a separate agreement before work can proceed.

Quotes may use “fine cleaning” and “final cleaning” differently. Compare the actual tasks, not just the label. Removal of stubborn residues, work at difficult heights and another clean after subsequent trades should never be assumed to be included without discussion.

Section 04

4. Connect the stages in one shared plan

Give each cleaning stage an area, a purpose, a contact and a time window. Released upper floors might be cleaned while work continues below. In that case, coordinate routes, deliveries and responsibility for keeping the areas separate instead of treating the building as one completed space.

Revisit the plan whenever construction progress changes. Record additional visits and their scope before commissioning them. A joint visual check closes the agreed cleaning stage; technical defects and acceptance of the building works remain separate processes.
