PRACTICAL CONSTRUCTION GUIDANCE

Plan construction cleaning costs by comparing the scope of work

A floor area alone does not describe a cleaning job. Two equally sized properties can differ in residues, room layout, glazing and access. A consistent scope of work makes an enquiry more useful than a generic price estimate. Actual prices and dates are agreed for the individual project.

Section 01

1. Give every provider the same starting information

Record the address, construction stage, approximate area to be cleaned and number of floors. Mark estimates clearly and separate completed areas from ongoing work. A floor plan or room list can help explain the scope, but the key is a clear description of the current situation.

Add useful photos where they clarify condition or access. Limit them to necessary areas and remove personal or confidential details. A site visit or follow-up questions may still be needed; photographs do not replace an agreement on the actual work to be included.

Section 02

2. Identify what drives the actual work

Alongside area, consider the number and layout of rooms, materials, amount of glazing, residues and accessibility. Many small spaces can require different planning from an open hall. Identify sensitive coatings, existing damage and available care instructions so assessment needs are visible.

Vehicle access, lifts, available working hours and continuing trade work also affect the schedule. Describe these conditions accurately. If work areas must be set up repeatedly or cleaned again after other contractors, that additional scope should be visible in the quote.

Section 03

3. Compare included tasks and exclusions

Check the same items in each quote: floors, surfaces, glazing, frames, sanitary areas and agreed residues. Does it cover one cleaning stage or several visits? A lower total may reflect a smaller scope, in which case the figures are not directly comparable.

Clarify responsibility for removal, disposal, hard-to-reach areas and unusual residues. Also check how travel, agreed additional tasks and any applicable taxes are shown in the price. Ask for unclear items to be explained before ordering rather than waiting for the invoice.

Section 04

4. Agree how changes and handover will be handled

Construction sites change. Agree who may request additional areas or visits and how their scope and price will be confirmed. An on-site verbal request should not create an unclear extension to the job; keep a clear record of the revised agreement.

Arrange a joint visual check against the agreed scope. Record outstanding cleaning items, construction defects and later contamination separately. This makes it clear which tasks are complete and which issues still need a separate agreement or another responsible contractor.
